Full Property Search & Filtering
We search on-market listings on Rightmove, Zoopla and OnTheMarket, as well as off-market opportunities through our agent network, properties that never appear publicly. Every result is matched against your exact criteria: budget, location, property type, number of bedrooms, commute requirements, lifestyle preferences and anything else that matters to you.
You will never be sent a list of generic links. We filter out the noise first, so you only see homes that genuinely fit your brief. Most buyers waste months viewing unsuitable properties. We cut that time dramatically from the start.
Area & Property Analysis
Before a property reaches you, we run a detailed analysis of the area and the asking price. We assess neighbourhood quality, local amenities, transport links, school ratings and future development plans. We also benchmark the asking price against recent comparable sales so you know immediately whether the seller is being realistic.
If a property is overpriced or the area has risks, we tell you upfront, before you have your heart set on it. This honest, data-backed view is something most buyers never get from an estate agent, whose job is to sell at the highest price.
For every property that passes our analysis and matches your criteria, we send you two documents: a Deal Analysis Insight PDF with pricing benchmarks and comparable sales, and a Property Pack PDF with full listing details and photos. You only move forward to a viewing if you like what you see on paper.
Viewing Strategy
We do not remove viewings from the process, we make them far more valuable. Every property we recommend comes with a personalised briefing: what to look for, what questions to ask and what potential issues to watch for. You go in informed, not overwhelmed.
For in-person viewings, we cover London, Birmingham, Wolverhampton and Dudley. For all other UK locations, we conduct full virtual viewings so there is no restriction on where we can help you find a home across the entire country.
After every viewing, we send you a Post-Viewing Debrief PDF covering everything we observed: condition notes, any issues found, photographs and our honest assessment to help you decide whether to proceed.
Negotiation
Once you have found a property you want, we take over all price negotiations with the estate agent. We use comparable sales data, market timing, survey findings and any leverage points in the chain to negotiate the price down as far as possible.
Most buyers negotiating alone feel uncomfortable pushing too hard or do not know what is reasonable. We have no such hesitation. Our sole interest is getting you the best possible price and a small reduction can save you many times our fee in a single conversation.
Final Deal PDF
Once a price is agreed, we compile a Final Deal PDF bringing together your Property Pack, Deal Analysis, Post-Viewing Debrief, the agreed offer and all financial data in one document for you to review before anything is signed.
Nothing proceeds without your clear agreement. The Final Deal PDF gives you a complete picture of exactly what you are buying and what you are paying.
Deal Completion
Our fee is 0.5% of your purchase price. On a £250,000 home, that is £1,250 in total. A skilled negotiation alone can reduce the asking price by £5,000, £10,000, or more. That is a return of four to eight times our entire fee before you have even moved in.
Compare that to what an estate agent earns on the same transaction, typically 1% to 3% of the sale price, paid by the seller, working against your interests. We charge a fraction of that, work exclusively for you and our entire purpose is to make sure you pay less.
When you are ready to proceed, we will send you a payment request by email for the completion fee. The fee is already detailed in your Deal Analysis PDF so you know the exact amount in advance. Once payment is received, we hand over all property information and agent contact details to help you finalise the purchase.
Simple, aligned fees
Our fee is tied to the price you pay. The better the deal we negotiate for you, the less you pay us. No retainers, no hidden extras.

Reservation deposit
Paid upfront to activate your dedicated search. Covers onboarding, search setup, and your initial shortlisted properties. Credited in full against your completion fee.
0.5%
On completion
0.5% of your post-negotiated purchase price, paid only when you complete on a home we found and negotiated for you. No completion, no fee.
Worked example
On a £250,000 home, the total fee is £1,250. Less the £250 reservation deposit already paid, you owe just £1,000 on completion, less than a typical estate agent earns in a single day for selling the same property against your interests.
