You fill out our detailed Property & Investment Specifications form. Tell us exactly what you're looking for: property type, budget, location preferences, target yield, BMV discount, condition and investment strategy.

Your specifications are securely stored and assigned immediately to our sourcing team. The more detail you provide, the better we can match.

AI-Powered Market Search

Our proprietary AI technology searches the entire UK property market simultaneously, scanning Rightmove, Zoopla, OnTheMarket, auction houses, estate agents, off-market sources, repossessions and direct-to-vendor leads.

Every listing is scored and ranked against your exact criteria, filtering out anything that doesn't meet your specifications before a human eye ever sees it.

Expert Negotiation

NeuNest agents personally contact sellers and estate agents for properties that match your criteria. We negotiate hard on your behalf, leveraging our market knowledge, relationships and volume to secure below-market-value deals.

We handle all the back-and-forth so you don't have to deal with awkward negotiations or high-pressure sales tactics.

Deal Analysis PDF & Property Pack

For every property that matches your criteria, we send you two comprehensive documents. The Deal Analysis Insight PDF covers the asking price, market valuation, BMV percentage, projected rental yield, comparable sales, area data and our recommended offer. The Property Pack PDF contains the full listing details, photographs and area intelligence report.

You review both documents at your own pace, ask us any questions and decide whether to proceed to a viewing. There is absolutely no obligation at any stage.

Property Viewing & Post-Viewing Debrief

Once you confirm you want to view a property, we arrange the viewing for you. We conduct in-person viewings for properties in London, Birmingham, Wolverhampton and Dudley. For all other UK locations, we conduct full virtual viewings so you can review any property across the entire UK without restriction.

After every viewing, we send you a detailed Post-Viewing Debrief PDF covering everything we observed: condition notes, issues found, renovation cost estimates, photographs and our honest updated recommendation.

Final Deal PDF

If you are happy to proceed after viewing, we compile a Final Deal PDF. This brings together your Deal Analysis, Property Pack, Post-Viewing Debrief, the accepted offer details, financial calculations and all supporting data into one comprehensive document for you to review.

Nothing moves forward without your explicit agreement. You read the Final Deal PDF at your own pace and give us the green light when you are ready.

You Secure the Deal

If you're happy with a deal, it's yours. You pay a single, fair finder's fee, significantly lower than what traditional sourcing companies charge. No hidden charges, no ongoing costs, no commissions.

We can also connect you with our trusted network of solicitors, mortgage brokers and property managers if you need them, though there is no obligation to use any of our partners.

When you give us the green light, we will send you a payment request by email for your finder's fee. The fee amount is already detailed in your Deal Analysis PDF so there are no surprises. Once payment is received, we hand over all property information, agent contact details and listing documentation so you can finalise the transaction and move towards completion.
